Project Outline:
A ‘live’ during normal working operations works – consisting of strip out and refurb.
FJ Need is a cheese production company located near Nantwich in Cheshire. On their grounds there is a large farm house which required some refurbishment works in order to be used as offices.
These works consisted of striping out the farmhouse. Treating floors as well as roof beams for woodworm. Alterations to several doorways. The installation of 3 no. new loft access hatches. The fitting of new FD30 fire doors to all door frames.
Works to knock through a walk-in wardrobe and existing WC in order to create both a kitchenette and a Gents WC. Complete refurb of Gents and Ladies WC. The strip out of 1 no. WC to be changed in to a kitchenette. New carpets to the entire building. Decorating to the entire building internally. The strip out of the current entrance area and the construction of a partition wall consisting of timber and fire rated glass to create a new reception area and office area.
Challenges faced and solutions to these:
- The client always required the site to remain operational for use by their staff . This required us to have a thoroughly planned out works schedule and Gantt chart which we reviewed weekly. As well as this we met on site with the client several times a week to not only ensure that workmanship was of the highest standard but also to discuss any relevant information which we may have needed to take in to account on a weekly basis.
- Several weeks in to the works the client decided to have the entire building rewire as well as having air conditioning installed throughout. This required us to adjust our works program, conduct a significant amount of works to facilitate this as well as to communicate daily with the electrical and air conditioning subcontractor on site in order to ensure that everybody’s works ran to plan in a timely and problem free manner.
